    How Much Does a Bathroom Remodel Cost on Oahu?

    Considering a bathroom remodel on Oahu? Here is what the work actually costs in 2026, why two quotes for the same room can be thousands apart, and what a cheaper number usually leaves out. This is the same pricing we use for our bathroom remodeling service island-wide.

    What a bathroom remodel costs on Oahu in 2026

    Small bathrooms: $18,000 to $25,000.

    Large bathrooms: $25,000 to $40,000.

    Both figures are for full remodels including materials and labour — not a starting price with the fittings, tile or fixtures left to be added later.

    Why you will see numbers lower than this

    You will find quotes well below these figures, and they are not always dishonest. They are usually answering a different question.

    A number in the low five figures generally covers labour and installation with the materials treated separately, or it covers a like-for-like swap where the vanity, tile and fixtures are whatever is cheapest and available. Neither is wrong. But it is not the same job, and the gap tends to appear as change orders once the work has started.

    The figures above are what it costs when the materials are in the number.

    The question worth asking any contractor is not "how much" but "what is not included in that." The answer tells you more than the price does.

    Why two quotes for the same bathroom can differ by thousands

    Four things move the number more than anything else.

    Whether the plumbing moves. A bathroom where the toilet, sink and shower stay where they are is finish work. Move any of them and you are into new drain, waste and vent lines, which changes both the cost and the permit position. A tub-to-shower conversion that keeps the drain in place sits at the simpler end of that scale.

    What is behind the wall. This is the big one on Oahu, and it is why an estimate given without a proper look is a guess. Older homes here are frequently single-wall construction, meaning the exterior boards are the wall with no stud cavity behind them. Plumbing has to be planned around it, heavy fittings need backing added, and tile needs a substrate built for it.

    What you choose. Tile, vanity, fixtures and glass span an enormous range, and this is the part you control. Seeing the materials in person helps more than a sample photo does — everything we install is on display at our Kapolei showroom.

    Do you need a permit, and what happens if you do

    Often you do not, and that keeps the cost down.

    Permit-exempt, with no valuation limit: cabinets, countertops, floor coverings, paint and similar finish work, and swapping a fixture like for like in the same position.

    Never exempt: structural changes, new electrical circuits or a panel upgrade, and new drain, waste, vent or supply lines.

    So a bathroom that keeps its layout is genuinely permit-free. Move the toilet drain, relocate the sink or add circuits and it is not — and a permitted bathroom brings current code with it, which usually means GFCI protection, proper venting, and circuits brought up to standard.

    That code-upgrade cascade is a large and almost entirely unexplained part of the difference between a cheap quote and a real one.

    Timelines: over-the-counter permits can be same day to two weeks. A standard residential review runs four to eight weeks. Properties in the Special Management Area, which covers the coastal strip, run three to six months.

    What is pushing costs up in 2026

    A 25% Section 232 tariff has applied to imported vanities and cabinets since October 2025. The scheduled increase to 50% was postponed to 1 January 2027, so rates hold at 25% through 2026.

    For a bathroom the vanity is rarely the largest line, so the effect is smaller than it is on a kitchen. But it is real, it is on the materials, and the deadline is a genuine one rather than a sales tactic. If you are weighing both rooms, see what a kitchen remodel costs in Hawaii.

    If your bathroom is in a condo

    Honolulu is condo-dense and a condo bathroom carries costs a house does not. It is the single biggest difference between bathroom remodeling in Honolulu and bathroom remodeling in Kailua, where most of the work is in single-family homes.

    Your board approves the plans separately from and in addition to the City permit. Buildings commonly restrict flooring type for noise and weight. Work hours, elevator access, debris removal and any water shutdown get agreed in advance with the resident manager.

    And the constraint that catches people out: water, sewer and drain lines usually serve more than one unit, so moving a toilet or sink means knowing exactly where those lines run first.

    None of that is exotic. It just takes time, and time is priced.

    Getting a number you can actually rely on

    The most common complaint about contractors on this island is not price. It is that they do not call back, and that quotes never arrive in writing.

    Ask for the estimate in writing, ask what is excluded, and ask whether the price assumes the plumbing stays where it is. A contractor who cannot answer the third question has not looked properly.
