How Long Does a Kitchen Remodel Take on Oahu?

Ward Design Center — licensed Hawaii contractor CT-39936October 25, 20267 min read

    Short answer

Most Oahu kitchen remodels take 4–8 weeks on site once any permit is issued and materials have arrived. The time before that varies more: design, ordering and, if your project needs one, a City building permit, which DPP itself describes as highly variable. Termite-proof stainless steel kitchens install in 5–10 days after fabrication.

What is a realistic kitchen remodel timeline on Oahu?

Think of a kitchen remodel in two parts. The first is everything before the crew arrives: design, selections, ordering and, if the work needs one, a permit. The second is the build itself, which typically takes 4–8 weeks on site.

The build is the part a contractor controls most. The first part depends on your decisions, product lead times and, for permitted work, the City.

    StageTypical timeWhat sets it
Design and selectionsDepends on your decisionsHow quickly the layout, cabinets, counters and finishes are chosen
Ordering materialsVaries by productCabinets, countertops and special-order items each have their own lead time

What happens during the 4–8 weeks on site?

A typical sequence runs like this:

    • Protection and demolition, with the old cabinets, counters and finishes removed.
    • Rough-in for any plumbing, electrical or venting changes, done by licensed trade partners under our supervision, with inspections if the work is permitted.
    • Wall and floor repairs, then new flooring if it is part of the job.
    • Cabinet installation.
    • Countertop templating once the cabinets are set, then countertop installation.
    • Backsplash, fixtures, appliances and final trim.
    • A final walkthrough to close out the punch list.

The spread from 4 to 8 weeks reflects the scope. A kitchen that keeps its layout sits at the shorter end. Moving the sink, adding circuits or opening a wall pushes it longer.

Does a kitchen remodel need a permit in Honolulu?

Not always. The City and County of Honolulu Department of Planning and Permitting (DPP) lists painting, cabinet work and floor covering among the work exempt from a building permit. Plumbing and electrical work is different: it needs a permit unless it fits DPP's small-repair exemptions, which are limited to $2,500 of work by a licensed contractor in any 12-month period.

So a cabinet-and-countertop refresh in the same layout can often go ahead without a permit, while a new layout usually cannot. Our guide to Honolulu kitchen remodel permits covers the details.

How long does a building permit take in Honolulu?

DPP does not publish a standard turnaround. Its own FAQ says the time to obtain a building permit is highly variable, and lists the factors: whether the drawings are clear and complete, the size and complexity of the project, compliance with the regulations, availability of records, any illegal work found in the field, outside agency approvals and DPP's backlog.

Some smaller projects skip plan review. DPP's Instant Online Permits cover qualifying scopes of work, mostly on single-family homes, when the property is not in a flood zone, has no advisory or warning, and the estimated value of work is no more than $75,000.

Because permit timing is not predictable, we do not promise a start date that depends on one. We tell you whether your project needs a permit at the estimate visit and plan the schedule around it.

What makes a kitchen remodel take longer on Oahu?

    • Changes after ordering. Swapping a cabinet line or countertop after the order is placed restarts its lead time.
    • What is behind the walls. Older Oahu homes can hide original plumbing, older wiring or single-wall construction, and those are better found at the estimate visit than halfway through the job.
    • Condo rules. Many buildings set work hours, require elevator and loading-dock reservations, and schedule water shutdowns in advance.
    • Special-order items. Anything made or shipped to order adds lead time before work starts.

How can I keep my kitchen remodel on schedule?

    • Make your selections in one go. Seeing cabinets, counters and tile together at our Kapolei showroom helps you decide once rather than in pieces.
    • Approve the layout before anything is ordered.
    • Ask for a written timeline that separates the time before the build from the time on site.
    • Confirm who applies for any permit and who books the inspections.
    • In a condo, start the association application early. See our guide to Honolulu condo renovation and AOAO approval.

How long does a termite-proof stainless steel kitchen take?

Stainless steel cabinets are fabricated to your layout and finish, then installed by our own crew. Most kitchens install in 5–10 days once fabrication is complete. See termite-proof stainless steel kitchens.

    FAQ

    Frequently Asked Questions

It can. Under Hawaii's condominium law, changes inside your unit need your board's approval plus anything your declaration or bylaws require, and buildings set their own work hours and access rules. The time on site is similar, but the time before work starts is usually longer.

Cabinet work is on DPP's list of work exempt from a building permit. If the sink, plumbing lines or electrical circuits change, that part of the work generally needs a permit.

Most bathroom remodels take 2–4 weeks on site, once any permit is approved and materials have arrived.
