    Bathroom Remodeling in Ewa Beach

    Ewa Beach is really two towns, and they need two different bathroom jobs. On one side there is Ocean Pointe, Hoakalei and Ewa Gentry, where the houses are new and the question is how to get rid of the finishes the builder chose. On the other there is the older part of town, where the houses have been there a long time and the question is what is behind the wall.

    If your Ewa Beach home is newer than 2005

    Ocean Pointe, Hoakalei and the Gentry tracts were built to a price. Not badly, but to a price, and the bathrooms are where builders economise most.

    The good news is that the parts you cannot see are usually fine. The plumbing is modern, it is properly vented, the drains go where they should, and nothing is hiding behind the wall waiting to surprise you. That means the scope stays cosmetic, and cosmetic work is permit-exempt with no valuation limit.

    What people actually change: the builder vanity and its cultured-marble top, the flat builder mirror, the fibreglass tub-shower unit, and the tile that was chosen to be inoffensive. Swapping those in place is one of the most cost-effective remodels available on this island, precisely because nothing structural moves.

    If you are in a newer tract with a design committee, check what needs approval before ordering. Interior work usually does not, but it is a five-minute call that saves a difficult conversation.

    If your Ewa Beach home is older

    The older part of town is a different job. Expect single-wall construction, which means the exterior boards are the wall and there is no stud cavity behind them.

    That changes things. Plumbing that would normally run inside a wall has to be planned around. Mounting a heavy vanity or a grab bar means adding proper backing rather than looking for a stud that is not there. Tile needs a substrate built for it.

    It is also where quotes diverge wildly for what looks like the same bathroom. A contractor who has not looked closely is guessing, and the guess gets corrected mid-job. We would rather find it on the estimate visit than halfway through demolition.

    You are close enough to the water for it to matter

    Ewa Beach sits on the coast, and the thing that surprises people is how new a house can be and still show it.

    Salt reaches the parts nobody considers when choosing a bathroom — drawer runners, hinges, the fixings behind a towel rail, the underside of a tap. A five-year-old house on the coastal side of town can already have hardware that is pitting while the tile still looks new.

    Choosing for that costs very little at the point of ordering and a great deal to correct later.

    And if the property sits within the Special Management Area covering the coastal strip, any work that needs a permit runs three to six months rather than the usual four to eight weeks. Worth knowing before you plan around a date.

    Do you need a permit in Ewa Beach?

    Often not.

    Permit-exempt with no valuation limit: cabinets, countertops, floor coverings, paint and similar finish work, and swapping a fixture like for like in the same position.

    Never exempt: structural changes, new electrical circuits or a panel upgrade, and new drain, waste, vent or supply lines.

    So replacing a builder vanity, retiling and changing fixtures in place is genuinely permit-free. Move the toilet drain or add circuits and it is not, and a permitted bathroom then brings current code with it.

    What a bathroom remodel costs in Ewa Beach

    Small bathrooms generally run $18,000 to $25,000. Larger bathrooms run $25,000 to $40,000.

    Those are full remodels including materials and labour — not a starting price with the fittings left out.

    The spread comes down to four things: whether the plumbing moves, what is actually behind the wall once it is open, whether the job needs a permit, and the finishes you choose.

    Newer homes in Ocean Pointe and Hoakalei usually sit at the lower end, because the plumbing is sound and nothing structural has to move.

    One thing currently pushing material costs up island-wide: a 25% Section 232 tariff has applied to imported vanities and cabinets since October 2025. The scheduled increase to 50% was postponed to January 2027, so rates hold at 25% through 2026.
