    Kitchen Remodeling in Honolulu

    Most Honolulu kitchens are condo kitchens, and a condo kitchen has constraints a house does not. Some of them decide the design before you have chosen a single finish.

    We work through those first — what the building will allow, what the panel will carry, and where the sink can actually go — so the plan you fall in love with is one that can be built. It all runs through our kitchen remodeling service.

    The electrical panel decides more than people expect

    This is the constraint that catches most Honolulu condo owners, and it rarely comes up until somebody opens a wall.

    A modern kitchen wants a lot of dedicated circuits. Current code expects a minimum of two 20-amp countertop circuits, plus dedicated circuits for major appliances, plus AFCI and GFCI protection. That is straightforward in a house built recently.

    In an older Honolulu building, the electrical service allocated to each unit was sized for the appliances of the era it was built in. There is a ceiling, it is fixed by the building rather than by you, and upgrading it is often not something an individual owner can simply decide to do.

    What that means in practice: the induction range, the second oven or the appliance package you had in mind may or may not be possible, and it is far cheaper to find that out during design than during installation. We check what the unit can actually carry before anyone specifies appliances.

    Where the smoke goes

    The second condo-specific constraint, and it shapes the whole layout.

    Many Honolulu buildings do not permit a new external vent penetration, and plenty of units have no existing duct run to the outside at all. If that is your building, the extraction options narrow to recirculating hoods with carbon filtration, which perform differently and need different cabinetry above them — worth seeing the kitchen cabinets and countertops in person before you commit.

    It also affects where the cooking surface can sensibly live. Moving a range across the room is a simple idea in a house and frequently an impossible one in a tower.

    Why the sink usually stays where it is

    Water, sewer and drain lines in a condo generally serve more than one unit. The stack runs vertically through the building, and your kitchen sink connects to it at a fixed point.

    Moving a sink more than a short distance means changing the run to that stack, which raises questions about slope, venting and access through a slab that belongs to the association rather than to you.

    Sometimes it is possible. Often the smarter answer is to keep the wet wall where it is and spend the money on cabinetry, worktops and storage instead — compare countertop options at our Kapolei showroom, which is usually where the visible difference comes from anyway.

    What your building will want to see

    Your board approves the plans, and that is separate from and additional to the City permit.

    For a kitchen specifically, expect scrutiny of noise and work hours, flooring specification, how materials come up and debris goes down, and any water shutdown affecting the stack. Buildings commonly want proof of licence, the permit and a certificate of insurance before anyone starts.

    Kitchens are longer and noisier than bathrooms, so the building's rules tend to shape the schedule more than the crew does. If the bathrooms are on the list too, see bathroom remodeling in Honolulu.

    What a kitchen remodel costs in Honolulu

    A minor kitchen remodel generally runs $15,000 to $30,000. A full remodel runs $25,000 to $100,000 and up.

    In a condo, the things that push a kitchen up the range are rarely the finishes. They are the building — restricted work hours, elevator scheduling, protection of common areas, and any electrical work needed to support what you want to install.     A 25% Section 232 tariff has applied to imported kitchen cabinets since October 2025, with the scheduled rise to 50% postponed to January 2027. Cabinets are the largest line in most kitchens.

    The 1970s condo kitchen

    It is the most common Honolulu kitchen we are asked about, and there is a reason people put it off.

    Original galley layouts, soffits dropping the ceiling over the uppers, laminate worktops, and cabinets built before anyone thought about pull-outs or drawer organisation. It looks like a full gut. Usually it is not.

    Removing a soffit, replacing cabinetry within the same footprint and changing the worktop transforms a kitchen of that era without moving a single pipe — which keeps it out of permit territory and out of the building's harder approvals.
